Las Vegas is one of the sunniest cities in the United States. Many of us do not pack away our shorts because we can wear them year round. With an average 320 days of sunshine per year and only 4.19 inches of rainfall you will need a car.  That is, if you desire to move around in air conditioned comfort.  Although bus transit is available with air conditioning, actually waiting for the bus in a 100 degree weather is not a pleasant task at all.  So if you don't have an air conditioned car already then I would suggest budgeting for one before you make the move to Hot Vegas.

Las Vegas is a city that everybody has the concept of what happens in Vegas stays in Vegas. But the reality is that Las Vegas is becoming a transition city, welcoming 7,000+ people every month, some of them finding a permanent home. The big surprise is that Las Vegas has started changing the mentality of a lot of people. When they come to Las Vegas, they realize it is more than just the famous “strip”, which means Las Vegas Blvd. Las Vegas is often considered the number one destination for many families in the United States.

Just as the people that live in Las Vegas are very diverse, so is the choice of where to live. People that are not from Las Vegas seem to believe that we all live on "The Strip." Nothing is further from reality. The most popular areas to live, such as Green Valley, The Lakes, Desert Shores, Centennial Hills, Spanish Trails, and Summerlin are suburbs nowhere near The Strip. Southwest and Northwest Las Vegas are growing at astronomical rates and, literally, housing cannot be built fast enough to handle our growth. Real estate in Las Vegas is very much a real Vegas deal.

Housing

Approximately 34% of the households in Las Vegas are rentals. You will find an abundance of rental options throughout Las Vegas, ranging from apartments and condominiums to exclusive corporate housing to single-family homes. The average apartment rent (for all apartments) is $738 with a vacancy rate of less than 5%. Apartments offer some of the best lifestyles to Nevada residents. Apartments in Nevada are different than most states. They are new, larger than most and offer all of the amenities that newer housing communities offer. Many of the newer communities offer 1, 2 and 3 bedroom units, with or without garages.

Las Vegas real estate is very reasonable. It continues to offer some of the most affordable housing in the country. Our diversity in housing choices allow you to choose from town houses to condominiums, gated living to planned communities, high rises to manufactured homes. The quality of life in Las Vegas is generally better than in most areas. Las Vegas offers top-notch exercise facilities, excellent restaurants, the advantages of any other city, plus much more. The average homeowner is 22 years old, so there is plenty of opportunity to advance in your career.

Casinos

Casinos are no longer just gaming; they are entertainment, dining, retail and hospitality. You’ll find casinos that host state of the art 16-screen cinema complex offering:

• Stadium Seating with comfortable high back reclining seats
• Digital surround sound featuring DTS and Dolby Digital
• Fast & friendly concession stand service
• Advance tickets sales through Fandango
• A party room for that extra special birthday or event
• Rewards program for frequent movie goers

Even more, you’ll find casinos home to many financial institutions such as Citibank, Household Credit Services and First Bank of Marin. Technology companies have recently discovered the benefits of relocating to Nevada, as the infrastructure is new, reliable, and expandable so our technology sector has experienced substantial growth. Healthcare, education, and professional services have maintained a rapid level of growth just to keep up with the booming population.

MGM Mirage CityCenter. CityCenter is one of the great urban places of the world, a reflection of the best of the life that we’re living today and tomorrow. It is a place of continual evolution, richness and diversity—a place people from around the world will desire to visit and experience.

Parks and Recreation

As communities are being developed, so are community parks that offer soccer fields, baseball diamonds, swimming pools, skateboard parks, manmade lakes, volleyball courts, and a variety of other types of recreation. However, I found that the “real deal” is you won’t be able to utilize any of those manmade lakes that exist in “The Lakes” and “The Desert Shores” communities unless you have a home there. These manmade lakes are just for the homeowners. However, The Desert Shores communities will *allow* you to walk around the manmade lakes, but you will not be able to partake in fishing, swimming, boating, or any water activities they may be offering, but don’t let that stop you from packing up a romantic picnic lunch and enjoying the lake scenery and all it has to offer. The “real deal” I have found with the community parks is that it’s just too darn hot to be out there. The parks are always empty. Well, every time I see them they are always empty. Perhaps in the Fall when temperatures drop, but here at the end of July I don’t think you’re going to see very many people trying to tolerate the 110 degree temperatures.

Neighborhoods

You’ll discover that Las Vegas has beautiful neighborhoods like Henderson, Summerlin, Red Rock, Green Valley, Anthem, Southern Highlands, The Lakes, Desert Shores, Las Vegas Lakes, and many other wonderful areas at your backdoor such as Lake Mead where you can enjoy kayaking, white water rafting, sailing, jetskiing, and fishing. In the winter take a 10 to 15 minute drive up to the Las Vegas Ski Resort and enjoy the snow. All these Las Vegas neighborhoods have all the good qualities that people are looking for when they are in the process of finding a home; like beautiful parks, private lakes, and recreation areas, brand new school buildings, libraries, green areas, golfing, fishing, boating, and lots of amenities like grocery stores, pharmacies, doctor offices, professional services and businesses, beauty salons, and the best restaurants in the world, all of which are available without going to the “strip.”

Churches

Las Vegas has nearly 600 churches, temples, and synagogues representing more than 63 faiths.

If you are looking for comfort, good neighborhoods, employment opportunities, or starting a new business, and to live 20 minutes from huge resorts and entertainment, Las Vegas is one of the best destinations in the world and that’s the “real Las Vegas deal."
